Independent Living

While some independent living options are based on a monthly rental fee, most units are offered through a financial model called a life lease.

What is a Life Lease?

A life lease is a secure, yet flexible day-to-day lease with no long-term commitment or homeownership responsibilities. There are two parts to a life lease: an entrance fee and a bundled monthly rate. The entrance fee is due at the start of the lease and typically comes from the sale of a home. This entrance fee is partially refundable if you move out for any reason or is refundable to your estate upon death. There are multiple entry fee options with varying refunds so you can choose the option that best suits your finances.

The second part of the life lease is a bundled monthly rate. This rate covers all the expenses normally encountered in a private home. It includes, but is not limited to, utilities, home maintenance, cable service, internet service, and local phone service. Life leases are unique to senior living communities and are legally binding contracts regulated by the State of Michigan.

Advantages of a Life Lease

There are many advantages to the life lease model. A bundled monthly rate means residents only have to deal with one bill per month. Residents can count on a consistent monthly expense and freedom from homeownership responsibilities. Sunset residents also enjoy many onsite amenities and have priority access to all levels of health care provided by Sunset Senior Services.

Residents are also free to move from their Sunset homes without worrying about the restoration and resale and will have the refundable portion of your entrance fee within 30 days.

Home Purchase Promise

Waterford Place offers a special Home Purchase Promise. We will help you sell your house or condo in six months or less, allowing a seamless transition to your new Sunset home. We have partnered with Miedema Realty to help you with every step of selling your home, including listings and showings. Please note that the Home Purchase Promise is only available to those choosing Independent Living at Waterford Place.

Assisted Living

Assisted Living offered at Sunset is a monthly fee determined by the level of care an individual needs and the size of the home chosen. Assisted Living at Sunset Senior Communities is private pay. Medicare and Medicaid are not accepted. We understand and are sympathetic to the fears some residents may have of out-living resources. We ask to be kept informed of financial situations so we may assist residents in every way possible and discuss alternate strategies for affordable living arrangements.

Our assisted living homes are offered at an excellent value. The monthly fee includes:

• Friendly, trained staff available 24 hours a day to assist as needed with dressing, mobility, bathroom tasks, and sudden emergencies
• Quality care coordinated by RNs and LPNs
• Assistance with medications (excluding injections)
• Three delicious homemade meals and an evening snack
• Frequent opportunities for social and intellectual stimulation and spiritual growth
• Cable TV, local telephone
• Housekeeping and laundry services
• Coordination with home health or hospice when needed

Sunset at Home

We offer services designed to provide care options for those who may not be able to leave their homes. Our compassionate caregivers are locally based professionals available to assist with everyday tasks, help with meals, and provide emotional support.

In Home Help

Sunset has partnered with Mary Free Bed at Home to provide Skilled Home Health Services. This Mary Free Bed service is provided in your home under the direction of a physician. You may also contact us for a personal plan for yourself or your loved one. Private pay options are available.

Meals at Home

Meals at Home is a volunteer service delivering hot meals and groceries directly to those who are homebound. There is no age restriction and this service may be short-term (due to surgery or during rehabilitation) or may be long-term (due to illness). To qualify for this program, you must identify a legitimate need. This may require a recommendation (written or verbal) from a physician, pastor, social worker, hospital, health agency, or staff member of Sunset.

Meals are prepared in Sunset’s kitchens and are delivered year-round by volunteer drivers. The cost of each meal is only $5.00 per day, with a minimum requirement of four meals per week. Meals are prepaid by the month.
